Top Neighborhoods in San Antonio TX in Real Estate Sales Aug-Oct 2012

These eleven San Antonio communities had the highest
number of home sales between August and October in 2012. See sales results, below. As financial disclosures remind us, recent history is no guarantee of future sales performance.

Home Sales Were Highest in These San Antonio TX Communities

My plan was to do the top ten communities, but there was a three-way tie at the number nine spot. Although the number of sales in these communities were greater than others, when compared on a community basis, the sales in these eleven comprised a very small percentage of the total sales for the three month period.

Here is what I make of that. Houses were selling in all areas of Greater San Antonio. There were several communities with between ten and twenty sales during the study period. That was not enough to get into the top tier but it does indicate the breadth of market strength, at least during the late summer-early fall.

Just because an area had strong sales during the study period does not mean that will always be the case. Communities and houses mature, like people. Some age nicely and maintain their appearance well. Others, well, let’s just say some need a nip and tuck here and there and if they get it, they’re OK. But if that maintenance is not done or the things that need to be tightened up don’t get tightened, things can go downhill and fast.

San Antonio’s Alamo Ranch Had Largest Number of Home Sales During The Past Three Months

According to the San Antonio Board of REALTORS (SABOR) Multiple Listing Service (MLS), during the past three months more homes were sold in Alamo Ranch than any other community in the area. One point of clarification, not all homes sold are listed on the MLS.

Alamo Ranch is a relatively new development in northwest San Antonio TX

For example builders don’t place
all homes on MLS. Some Sellers make private arrangements that are not captured by MLS. The majority of homes sold are on MLS.

Alamo Ranch is a master planned community in northwest San Antonio. This is a recently developed area with the oldest homes being built around 2006. As a planned community, there is a nice flow to the community. It is not 15,000 lots on a straight grid of north-south and east-west streets. The developer and builders have taken pains to create communities within the over all Alamo Ranch property.

I think I’ve counted up to twenty builders who have homes in the community. Alamo Ranch is not completley developed so several builders have sales offices, available lots, and spec homes for interested Buyers. Remember, the sales counselors at the development work for the Builder. It may sound self-serving, but get a REALTOR to help you sort through the issues of being a new home. The cost to your the Buyer is usually zero. Call me and I’ll explain why that’s the case.

In addition to the lack of age on homes in Alamo Ranch, its location is great for those working in the area wanting to live in northwest San Antonio. The area is near several office parks, Northwest Vista Community College, Lackland Air Force Base, and Sea World.

Northside Independent School District serves the area. Elementary and Middle Schools are located
within Alamo Ranch community. The high school for the area is on Culebra Road, the main street that serves as one of the boundary roads for the community. Most shopping needs are close by.

Sonterra Area Homes in San Antonio, August 2012

The Area

When you say the word Sonterra to those familiar with San Antonio you’re talking about a prestigious north central San Antonio community that has a well regarded Golf and Tennis Club and several nice communities.


Sonterra is just north of Loop 1604. The main entrance to Sonterra is the intersection of East Sonterra Boulevard and Stone Oak Parkway. Shopping venues are close by as well as medical, dental, and veterinary services.

Homes in Sonterra

Homes in Sonterra come in a variety of styles, and price ranges. Although nothing is cheap in the Sonterra area, there are garden homes, small single family detached homes and townhouses sometimes available in the upper $200s. 

Sonterra communities are gated, and not the slow gates that let you follow someone in kind of gates.  The main entrance has a staffed security post. You’ll need a Sonterra resident or a licensed real estate agent who has prior approval from Sonterra Security to get you into the community to view available homes.

These are the communities that surround the Sonterra Golf and Tennis Club:

-The Midlands at Sonterra

-Sonterra Villas
There are a few other communities, north of Huebner Road that are also  part of Sonterra. They do not border the golf course, but they are part of Sonterra. These communities are The Oaks at Sonterra, The Hills at Sonterra, The Highlands at Sonterra, and The Breezes at Sonterra.

The Club at Sonterra

The Club at Sonterra is a private golf and tennis club located at 901 Sonterra Boulevard.This facility is located in the heart of north central San Antonio.

The Club has two eighteen  hole golf courses, tennis courts, a fitness center, dining and meeting facilities.


The South Course was formerly the Deer Canyon Country Club. Sonterra purchased the property, and developed it for use of its members.
